OUR PHILOSOPHY:
We always act in the best interest of the owner; because, we care about the owner and his property. We strive to acquire and keep good, happy tenants; because, they will treat the property well; since, it is their home. We are dependable and responsive to the needs of the owner. All of our rental properties and the owners are given personal attention. We offer full service property management services for single family houses, townhouses, and condominiums.
PROPERTY MANAGEMENT:
Today more than ever, professional property management is important to investors or absentee owners. Whether the property was purchased specifically as a rental, or there was a job or military transfer and selling was not a desirable option, we realize that that property is a substantial investment, that needs to be protected and maximized. We have a separate property management department in our firm that specializes in that area.
SERVICES PROVIDED:
Our services include:
Inspecting the property and making recommendations for repairs or improvements.
Securing the best possible tenant, in the shortest period of time, at the highest fair market rental rate.
Advertising the property for lease.
Interviewing and screening prospective tenants. Collecting monthly rents, paying bills, and sending funds to the owner in a timely manner.
Scheduling and coordinating all maintenance and repairs.
Keeping landlords and tenants informed regarding new laws or information concerning rental property that might be relevant to them.
Providing personal attention to "problem" properties and/or tenants.
FEES:
Our fee structure is based on performance and results:
A $25.00 set-up fee is charged at the initiation of the management contract. This is for account set-up and paperwork.
5% of the first lease agreement per tenant as a leasing commission. This fee includes: advertising , showing the property, and a personal interview with the tenant.
A monthly management fee of 10% of the gross rent. This includes collecting the rent, screening and routing to the property trades people all requests for repairs.
We charge 50% of all late fees collected.
Our management contracts are signed for 3 years, but can be cancelled by either party with a 30 day notice.
